Private Placerville estate ideal for entertaining

By From page B1 | July 12, 2017

The gorgeous home for sale on Grassy Run Road personifies luxury living in a quiet, convenient setting.

This estate, built in the mid 1980s and updated over the years, is a fantastic find for homebuyers looking for a quiet retreat that’s also perfect for parties.

“This house is definitely for grand entertaining,” Realtor Debi Ambroff said.

Guests arrive at the gated property, make their way around the circular driveway and enter into a foyer that exudes elegance with marble floors and French doors at the opposite end that open to the stunning backyard pool area. Off to the immediate left of the foyer is a grand library and office complete with its own fireplace. A built-in bookcase lines one wall and on the opposite side two sets of French doors open to the front yard, ensuring plenty of natural light fills the room.

To the right of the foyer is a spacious living room with French doors on both ends, giving access to the well-maintained front and back yards. The wide-open, light room also has a fireplace frames by marble and crown moulding, wet bar and dining area — all bathed in natural light.

The newly remodeled kitchen features granite countertops, under-cabinet lighting, a large island with seating and a vegetable sink and more than enough storage space for all the party trays and champagne glasses needed for lively celebrations. Ample storage is also found in the adjoining laundry room, which also has a full bathroom and a large closet that could be turned into a pantry. A special added touch — the tile floors in the kitchen, laundry room/mud room and the home’s bathrooms are heated. No more freezing your feet when you get up on a cold night.

The main home has four bedrooms. The large master bedroom has French doors that open to the spa area outside. Or, if you prefer, take a spa bath inside as the master bath boasts a large, in-floor tub complete with a small chandelier overhead. The master bath also has a walk-in shower.

Next to the master bedroom is a guest room and another bathroom. At the other end of the home, up a few steps, is a second guest area with two bedrooms, a sitting room and a full bathroom.

This impressive home gets even better once you step outside. The backyard pool area is pristine with plenty of seating and standing space around the blue water.

“Somebody could have a really great party here,” Ambroff noted.

And the current homeowners have; they even hosted a wedding.

And if guests need a private place to stay the night, they can head to the separate, 1,000-square-foot guest house, which features three rooms, a kitchenette, full bathroom and private patio.

A seasonal creek that funnels into a pond runs through the fenced, 5-acre property in the Grassy Run community just west of Placerville. On one side is the home, pool area, guest house, three-car garage and landscaped property; on the other is a sunny hillside that could be a pasture for horses or a vineyard — the possibilities are endless.

The estate is just minutes from Highway 50 but has a tranquil setting that makes you feel like you’re far in the country. Grassy Run has a homeowners association fee that covers road maintenance. The property is in the Mother Lode Union School District and the El Dorado Union High School District.
